How to get your Tarneit builder to act on the PCI report

The PCI report is evidence, not a result. How to present it, what to concede, and when to escalate.

Owner Inspections · Tarneit 3029 · 2026-08-15

In short: Send the numbered report the same day, ask for fix dates in writing, walk the list with the supervisor, and do not sign off until the major items are closed or documented.

Send it in writing, numbered

Email the PDF to the site supervisor and the customer service contact on the day. Numbered items stop the conversation drifting.

Sort the list

Group items into safety and water, structural and finish, and cosmetic. Push hard on the first two groups and be flexible on the third.

Get fix dates

Ask for a written schedule. Most Tarneit builders will close a 60 to 100 item list in one to two weeks if it is organised.

Reinspect before keys

A reinspection confirms what was fixed and what was patched. Outstanding items go on the handover form as defects to be completed within the defects period.

If they refuse

Cite the VBA Guide to Standards and Tolerances item for each defect. If that fails, BPC dispute resolution (formerly DBDRV) is the next step and the PCI report is your evidence.

FAQ

Questions Tarneit owners ask about this

Can the builder refuse to fix PCI items?

They can dispute items they say are within tolerance. That is why our reports cite the tolerance for each item.

Should I withhold the final payment?

Check your contract. Many Victorian contracts allow the builder to call practical completion with minor items outstanding, but you can insist on a documented list and dates.

Does this apply outside Tarneit?

The standards apply across Victoria. The local detail here, soil, builders and council process, is specific to Tarneit and the Wyndham growth corridor.

Who can I ask about my own property?
