Lock-up and waterproofing inspections in Tarneit: before the plaster and tiles hide it
Flashings, wall wrap, brick ties and mortar joints at lock-up. Membranes, upturns and falls before tiling. Two checks that prevent most water problems.
In short: Lock-up (pre-plaster) catches flashing, wrap and brickwork faults. Waterproofing catches membrane and fall problems under bathroom tiles. Both are cheap now and expensive after handover.
Lock-up (pre-plaster)
After brickwork, windows and roof, before plasterboard. We check window and door flashings, wall wrap and sarking, weep holes and articulation joints, mortar joints and brick ties to AS 3700, roof battens and tile fixing, and services in the roof space.
Waterproofing
Before wall and floor tiles go on in wet areas. We check membrane coverage, wall upturn heights, hob and threshold details, falls to the floor waste, bond breakers and floor waste flanges to AS 3740.
Why Tarneit builds need these
Fast programs mean flashings and membranes are the trades most often rushed. Water entry at windows and shower leaks are the two most common warranty claims we see on Tarneit homes under five years old.
Booking both
Lock-up and waterproofing are usually one to three weeks apart. Book both when you book frame and we schedule around the builder's program.
