The pattern
Wet area silicone gone, grout cracked, shower screen seals split, gutters full, downpipes disconnected, garden beds built up against the slab.
What it costs
Most are small, but together they add up. A shower reseal, gutter clean and drainage fix can run to a few thousand dollars.
The bigger risks
Slow shower leaks into the wall, slab movement from years of poor drainage, and roof space damage from a leaking flashing.

Ask the vendor to fix, negotiate the price, or budget for it. The report gives you the list.
