Building a new home in Tarneit: builders, estates, stages and what goes wrong
Tarneit is one of the busiest volume-builder suburbs in Australia. Riverdale, Newgate, Emerald Park, Grove, Habitat, Orchard and the Tarneit North precinct are all still releasing lots, and Metricon, Simonds, Carlisle, Burbank, Henley and Boutique run fast programs here. The surveyor who signs off each stage works for the builder, so independent stage inspections are how owners protect themselves.
Estates still building
Riverdale, Newgate, Emerald Park, Grove, Habitat and Orchard are the active estates, with the Tarneit North precinct (gazetted August 2024) and Tarneit West adding lots through the late 2020s. Titles in the newer estates are typically 300 to 450 square metres, which pushes double-storey designs and zero-lot boundaries.
Builders and build programs
Metricon, Simonds, Carlisle, Burbank, Henley and Boutique are the most common names on Tarneit site fences, with former Porter Davis contracts completed by other builders since 2023. Programs run 8 to 12 months for a single-storey home and 12 to 16 for double-storey, with rotating trades and a site supervisor across several jobs.
The five inspection points
Slab pre-pour (the day before concrete), frame (after trusses, before wrap), lock-up (before plaster), fixing and waterproofing (before tiling and paint) and PCI (before keys). Each hides the last. Frame and PCI catch the most if budget only allows two.
What we find in Tarneit builds
Bar chairs missing before the pour, bracing straps unfixed at frame, window flashings reversed at lock-up, membranes short of the upturn at waterproofing, and 40 to 120 finishing items at PCI. Reactive clay makes slab detail and drainage the items to watch.
Your rights during the build
Victorian contracts allow reasonable site access for you and your representative. Tell the site supervisor at contract signing that each stage will be independently inspected, give 48 hours notice, and put every defect list in writing with a fix date.
